Howard CDM had the honor of rehabilitating a 50 year old, five story, 140,000 SF abandoned building. All building utility service were repaired and replaced. Major structural and seismic renovation included new shearwalls, drag beams, CFRP reinforcement of existing members and repairs to existing post tensioned slab system. 20,000 SF of existing curtain wall was removed and replaced with 10,000 SF of new curtainwall and new exterior wall openings for new windows. The painted masonry building exterior was refinished with plaster and EIFS. Howard CDM installed and distributed building utilities including plumbing, electrical, and HVAC for future extension during TI. New fire sprinklers and alarm systems were installed. A 15,000 SF Class A TI build-out removed and replaced all existing site improvements including concrete entry and patio and adjacent parking lot/civil improvements for the previous building owners. Howard CDM prepared 24,000 SF of shell for a new Smart & Final Extra, a grocery store chain that opened its original location in LA over 140 years ago.
