Southern California-based commercial construction & development company Howard CDM is seeking a reliable and team-oriented Project Manager to join our growing firm. Our Multifamily Residential team specializes in ground-up, modular projects that are ideal for Project Managers with a love for complex problem-solving and taking full ownership of the building process. This role is designed for experienced builders that can bridge the gap between field observations and administrative support – the kind of construction professional that can master the processes needed to go from the plans to tangible finished products that reflect the goals of our clients.
As a Project Manager at Howard CDM, you will have the opportunity to work on exciting projects in a variety of market sectors. The ideal candidate is an eloquent communicator that can adapt to different personalities and various jobsite conditions. The Project Manager will be responsible for planning, executing, and evaluating construction projects according to predetermined timelines and budgets while working in collaboration with the assigned project team to ensure quality and timely completion of the project. The Project Manager must be able to assess problems and make informed decisions on behalf of Howard CDM’s goals and is directly accountable for the safety and financial performance of the project.
DUTIES AND RESPONSIBILITIES
- Manage project development from initiation to closure; this includes costs, schedules, safety, and closeout
- Monitor quality assurance
- Work with the client to outline scope, goals, deliverables, required resources, budget and timing
- Develop, build, and maintain a strong and professional relationship with owners, architects and subcontractors
- Prepare RFP’s, level bids and negotiate costs
- Prepare and manage project budget and schedule
- Prepare and manage design and construction contracts
- Track and report on project milestones and provide status reports to owner
- Clearly communicate to team members and act as a mediator between stakeholders and the team
- Lead, coach and motivate project team members
- Develop tools and best practices for project management and execution
- Ensure all documents are archived following project completion
- Compile and process monthly progress billings, administering change orders
- Support your team in other necessary duties determined as-needed
REQUIREMENTS
- A bachelor’s degree (preferably in Construction Management, Building Construction, Civil Engineering or related field) or 7 years of position-related experience
- Experience in dealing with subcontracts, subcontractors and self-perform work
- Strong leadership abilities with the ability to coordinate work on multiple facets of a project
- Effective presentation, interpersonal, organizational and communication skills
- Good time management and multitasking abilities
- Proficiency in Microsoft Office (Word, Excel, Outlook), Microsoft Project, and other project-related software such as Bluebeam, Procore, Sage 300
- Thorough knowledge of commercial construction activities and business management, along with a working knowledge of state contractor’s license law, legal issues and safety standards
- Valid California Driver’s License Required
- OSHA 10 or 30 A Plus
COMPENSATION AND BENEFITS
- Full-Time, 8am-5pm
- Reporting to our HQ in Bellflower as well as visiting relevant construction sites as needed
- $125,000 – $165,000 annually

How We Determine What We Pay:
Howard CDM determines pay for positions using local, national, and industry-specific survey data. We evaluate external equity and the cost of labor/prevailing wage index in the relative marketplace for jobs directly comparable to jobs within our company. Our posted salary range is based on national data and may be refined for a candidate’s region/town/cost of living.

The Superintendent’s responsibilities include but are not limited to executing and evaluating construction projects according to predetermined timelines and budgets while working in collaboration with the assigned project team to ensure quality and timely completion of the project. The Superintendent must be able to assess problems on the jobsite and make informed decisions on behalf of Howard CDM’s goals and is directly accountable for the safety and financial performance of the project.
DUTIES AND RESPONSIBILITIES
- Set up and maintain an organized job site to ensure the safety of our employees, third party partners, clients, and any jobsite visitors.
- Acquire and manage all building permits and other regulatory prerequisites
- Direct all field personnel to achieve completion of the project on schedule, within budget, and with quality workmanship that conforms to original plans and specifications
- Prepare and maintain construction schedule
- Order materials and schedule inspections as necessary throughout the process
- Promote and ensure job site safety, encourage safe work practices and rectify job site hazards
- Maintain positive relationships with customers, contractors, suppliers and other colleagues
- Clear ability to communicate effectively and consistently to the project manager
- Attend staff meetings, workshops and assigned training
- Perform all other related duties as assigned
REQUIREMENTS
- A bachelor’s degree (preferably in Construction Management, Building Construction, or related field) or 5 years of position-related experience
- Strong leadership, multi-tasking, and problem-solving abilities
- Demonstrated oral and written communication skills
- Competent in Microsoft Office (Word, Excel, Outlook), Microsoft Project, and other project-related software including Procore and BlueBeam
- Thorough knowledge of commercial construction activities and business management, as well as a working knowledge of state contractor’s license law
- OSHA 30 Certification preferred, not required
- Valid California Driver’s License required

The Project Coordinator’s primary responsibility is to support the project team regarding contract modifications, compliance, payments, reports, and any other duties related to the project. This role will partner with the Project Managers, Project Engineers, and Superintendents to administer subcontracts, track insurance certificates and lien waivers, as well as process invoices and purchase orders.
DUTIES AND RESPONSIBILITIES
- Manage subcontractor relationships
- Subcontractor compliance including tracking contracts, license info, and insurance certificates
- Support with billing
- Track preliminary notices, condition releases, and unconditional releases
- Data entry and document management of contract change orders and subcontractor agreements
- Assisting the Project Manager and Project Superintendent in coordinating successful completion of construction projects
- Effectively and accurately communicate relevant project information to the client and project team
- Ensure all required project close-out documents are obtained and prepare close out packages
- Keep the Project Manager and project team informed about project status and issues that may impact the project
- Assist in the project bidding process as needed
REQUIREMENTS
- 4+ years relevant experience required
- Relevant job responsibilities: Construction project coordination, project billing, document management, contract management
- Experience with billing forms g702/703
- Experience with AIA forms
- Proficient with Microsoft Office Suite (Outlook, Word, Excel) Required
- Excellent time management & organization skills
- Experience with Sage300CRE REQUIRED
- A bachelor’s degree is a PLUS
