Berkeley Station brings a forward-thinking approach to affordable housing in Santa Monica, combining innovative construction with a strong focus on community and sustainability. Developed in partnership with the City of Santa Monica, Community Corporation of Santa Monica, Brooks + Scarpa, Huber, and Plant Prefab, the project delivers 13 thoughtfully designed homes for low-income families and transition-aged youth.

As the city’s first modular affordable housing development, Berkeley Station was designed to be efficient, adaptable, and environmentally responsible. Built to LEED Gold standards, the project incorporates sustainable features such as solar power while maintaining a high level of design quality. The architecture emphasizes simplicity and functionality, with clean lines and durable materials that support long-term use while creating a welcoming residential environment.

Shared amenities, including a rooftop deck, community garden, and common spaces, provide residents with opportunities to gather, recharge, and build a sense of community. The overall layout prioritizes accessibility, safety, and ease of movement throughout the property.

Howard CDM played a key role in delivering Berkeley Station, managing the construction of this modular development from installation through completion. The project reflects a commitment to expanding access to quality housing while embracing innovative building methods that improve efficiency and sustainability.
