Partake Collective’s Glassell Park location reactivates a historically notable streetcar corridor northeast of Downtown Los Angeles. The project brings new life to a mixed-use neighborhood by repurposing four existing buildings into a culinary hub with 14 kitchens, pop-up restaurant space, garden bar, marketplace, and communal dining hall.
The 18,600 SF site retains the original industrial character through exposed heavy timber, brick infill, and concrete block walls. Art installations by local artists reinforces a strong sense of community identity. The upgrades include skylights, operable windows, break rooms, lockers, and bike storage supporting a healthy work environment.
Much like Partake’s first location in Downtown Long Beach, sustainability played a key role throughout the development in partnership with architectual firm, Studio One Eleven. Adaptive reuse strategies resulted in a more than 70% reduction in embodied carbon compared to new construction. Environmental performance is further enhanced by fully permeable paving, native landscaping, and flow-through planters, which improve stormwater management, biodiversity, and reduce the urban heat island effect.
